Maintenance is the work that gets deferred until it is no longer maintenance. A perished seal becomes a rotten floor. A cracked ridge becomes a ceiling. The gap between the cheap version and the expensive version of the same problem is usually about eighteen months.

Repairs, upkeep and make-good across the property. Where something needs electrical, plumbing or air conditioning work, that is a specialist licensed trade in NSW and we will flag it rather than attempt it.

Common questions

Do you work with managing agents?
Yes. Agent work needs clear scoping, photos before and after, and invoicing that matches the job as approved. We are set up for that, and for dealing with tenant access directly so the agent is not relaying messages.
Can you do end-of-lease make-good?
Yes, priced against the condition report rather than a general tidy-up, so you are restoring what is actually required instead of over-delivering at the owner's expense.
Do you offer scheduled maintenance?
For owners and agents with several properties, a planned cycle is almost always cheaper than reacting to failures. Roofs, exterior paint and wet-area seals all have predictable maintenance intervals, and catching them on schedule avoids the expensive version.
How quickly can you get to a reactive job?
It depends where in the run the property sits and what else is booked. We will give you a realistic date when you call rather than an optimistic one we then miss.
